{"id":41822,"date":"2022-12-29T06:00:00","date_gmt":"2022-12-29T11:00:00","guid":{"rendered":"https:\/\/www.thelandmark.com\/?p=41822"},"modified":"2022-12-29T06:00:00","modified_gmt":"2022-12-29T11:00:00","slug":"average-paxton-tax-to-rise-by-284","status":"publish","type":"post","link":"https:\/\/devcherryroad.com\/news2\/2022\/12\/29\/average-paxton-tax-to-rise-by-284\/","title":{"rendered":"Average Paxton tax to rise by $284"},"content":{"rendered":"<div class=\"byline\">By Ken Cleveland <i>Landmark Correspondent<\/i><\/div>\n<p>PAXTON \u2014 The numbers are in, and property owners will see a bump in their tax bill, a $284 increase over last year for an average-value property While it is not a surprise that taxes rose, values also rose substantially, with the average single family house valued at $367,171 in fiscal 2022 rising to $412,578 for the current year, according to Principal Assessor Kateri Clute.<\/p>\n<p>That $45,407 increase in value may be great for those who see the value, either when selling or taking out a loan.<\/p>\n<p>It does not effectively add to the tax bill, however, since the actual taxes are based on overall valuations and how much the town can increase taxes in total under the state\u2019s Proposition <i>2Vi. <\/i>For individual properties, the impact may vary based on how much each valuation rose.<\/p>\n<p>What the added value does do is affect the tax rate.<\/p>\n<p>The state\u2019s Division of Local Services in the Department of Revenue has certified the tax rate for Paxton at $17.58, Clute said. That is down from last year\u2019s $18.98 per thousand of valuation.<\/p>\n<p>But the reduction in tax rate does not translate into lower bills. The math is based mainly on the valuation. Even if the tax bill remained the same, a rising valuation drops the rate.<\/p>\n<p>The rate is used mainly in assessing the bill for an individual property based on its valuation.<\/p>\n<p>With the Select Board having voted to retain the traditional single tax rate at its Dec. 5 meeting, all property in town, residential or commercial, is taxed at the same rate.
